The Strategic Roadmap: Renting vs Buying

Why a two-phase plan ensures agility, financial responsibility, and a lasting community legacy.

Developing a brand-new community centre from scratch requires careful planning and financial responsibility. To ensure that we utilize community donations as effectively as possible, the ICCD Board has adopted a Two-Phase Roadmap.

Phase 1: Renting (The Foundation)

Rather than immediately trying to raise massive capital to purchase a property, Phase 1 focuses on Renting.

This gives us:

  • Agility: We can secure a venue and begin providing services immediately without years of waiting.
  • Needs Assessment: It allows us to observe the community's precise logistical requirements, class sizes, and parking patterns in real time.
  • Lower Initial Risk: We avoid long-term debt or huge capital constraints early on.

Phase 2: Buying (The Legacy)

Once the centre is active and stable, we will transition to Phase 2: Buying. We will launch capital campaigns to purchase a permanent property, building long-term equity and securing a legacy for future generations in Dublin.
